Retaining Wall Repair

Wall Replacement and Rebuilds

Segmental block is concrete. It does not wear out. When a wall comes down, the block usually comes back up in the rebuild. What you pay for is the excavation, the base, the stone, the pipe, the grid, and the labor. Homeowners who think a rebuild means buying every block again never make the call.

Versa-Lok units are solid, pinned, and cut on site for curves, steps, and corners. Allan Block units are hollow, and the cores get filled with stone, so a drainage column runs through the wall itself. Both dry-stack on a leveled granular pad. No mortar holds them. Weight, friction, and setback do.

Each course sits slightly behind the one below. That lean is called batter, and it puts the wall's weight back toward the hill instead of out over the toe. Timber Wall Replacement

A timber wall is held back by deadmen, timbers running into the hill and fastened to the face. The face rots at the ground line where air and water meet. The deadmen rot buried, where nobody sees it. A timber wall in this climate runs roughly fifteen to twenty years.

Homeowners call about the face because the face is visible. New face timbers bolted to rotted deadmen is paying to rebuild the same failure. Boulder and Natural Stone Walls

Limestone is the stone of this valley, quarried up and down it. A boulder wall holds by mass. A machine sets each stone, the toe course gets buried, and the stones lock against each other by shape rather than by pin. Dry-laid stone drains through itself. Mortared stone does not, so it needs the drain behind it that block walls need.

Wall Drainage Correction

Sometimes the wall is sound and the water is the whole problem. We open the back, take the dirt backfill out, and replace it with clean angular stone from the base to near the top. A perforated pipe with a sock goes in at the bottom of that stone and runs on a slight fall to daylight. Filter fabric separates the stone from the native soil, so the stone stays open.

Terracing and New Wall Construction

Two short walls with a real bench between them hold the same grade as one tall wall, with less engineering. Set them too close and the upper wall loads the lower one. The pair then behaves as one tall wall, with none of the design a tall wall would have had.

Water, Not Soil

Dry soil pushes on a wall every day, and the wall is built for that push. Water changes the arithmetic. Saturated soil adds its own pressure on top of the earth pressure, and that combined load is hydrostatic pressure. It is the most common reason a residential wall leans, bulges, or comes down. A wall that fails after a wet spring did not get weaker. The load got bigger.

Freeze and Thaw

Water in soil expands when it freezes. Eastern Iowa winters cross the freezing point and come back over a hundred times before spring. Clay backfill packed against the back of a wall holds water, freezes, and pushes. Then it thaws and the wall does not go back. It walks out a fraction each cycle, one winter at a time. Clean angular stone does not hold that water, which is why the stone column matters more here than the rain does.

The Base Is Half the Wall

A proper wall starts in a trench below grade. The subgrade gets compacted, then compacted angular gravel goes in and gets leveled. Figure about six inches of base under a residential wall, about a foot wider than the block, and deeper as the wall gets taller. A base laid on soft or wet subgrade settles. A settled base cracks the wall standing on it.

Why a Leaning Wall Cannot Be Pushed Back

This is the answer the trade avoids, so here it is plainly. Block that has moved has also lost its alignment, usually its base, and often whatever drainage stone it had. Straightening the face without opening the back leaves every cause exactly where it was. What is true: one section with a small lean and a sound base can be taken apart and reset. The Four Causes of a Cheap Wall Failing

They are always the same four. No drainage stone and no pipe. No compacted base. No buried first course. No geogrid on a wall tall enough to need it. Any one of them will put a wall down eventually. Together they put it down fast.

Load Added After the Build

Anything sitting on the ground above a wall is a surcharge. A driveway, a parking pad, a pool, a shed, a slope, or another wall above the first. Every one of them adds load the wall has to carry. Ask before you pour a pad above an existing wall, not after.

Do you build in winter?

My wall moved over the winter. Is that normal?

It is common and it is not fine. Spring is failure season here. The frost comes out, the rain arrives, and the walls that were going to move move inside a short window. Most of our repair calls land then. Call early in the season, because the calendar fills from the first thaw onward.

What is geogrid and does my wall need it?

Geogrid is a synthetic mesh laid between block courses and running back into the soil behind the wall. It makes the wall and a wedge of the hillside act as one mass instead of a stack of block resisting a hill. It works by length, not by presence. Grid running a couple of feet back anchors nothing. Wall height and the soil behind it set how far it goes.

Hillside Lots Above the Cedar River

The Cedar River runs through the middle of this city and the ground climbs away from it on both sides. That climb is where the walls are. Wellington Heights, one of the oldest neighborhoods here, sits close to downtown on gently sloping ground with small front yards. Bever Park, northeast of downtown, holds larger houses on bigger lots. Both sides of the river carry the same problem: a house on a grade, and something holding that grade up.

The soil is the second half of it. Eastern Iowa carries loess and clay-heavy ground, and that soil swells when it takes on water and shrinks when it dries. Backfill a wall with it and the wall gets loaded hard in a wet spring, then left with a void behind it in an August drought. Clean angular stone behind the block does not do either of those things.

Then the winter arrives. Local frost design runs deep here, and the ground crosses the freezing line and back more than a hundred times in a single winter. Every one of those cycles freezes the water sitting in clay backfill and pushes on the wall. This is the argument for the stone column more than the rain is. Rain leaves. Frost comes back every night for four months.

Limestone sits near the surface across Linn County, and it is the county's main aquifer, with glacial drift over the top of it. Old buried valleys running alongside the river carry water-bearing alluvium. Groundwater is not a theory in this town.
